Bathroom Tiling
Wall and floor tiling for bathrooms and showers, including repairs and tired grout that needs attention.
Explore bathroom tilingBeckenham was built out from the Cator family estate after the railway arrived in 1857, and large Victorian villas on wide avenues are still the town's defining house type. KS Elite Tiling covers BR3, where the usual starting point is a generous room over a suspended timber floor.

Beckenham's residential character was set by the Cator estate, which began leasing and selling land for large villas once the railway reached the town in 1857. The population went from roughly 2,000 in 1850 to 26,000 by 1900, and what that boom left behind is big detached and semi-detached Victorian villas on wide, tree-lined avenues. Edwardian and interwar houses filled the estate in afterwards, generally smaller than the original villas but still on larger plots than a standard 1930s semi.
That makes BR3 a different proposition from a flat-heavy town centre or an interwar semi suburb. Houses dominate the market here and the town-centre flat conversion is comparatively rare. Two conservation areas mark the extremes: Beckenham Town Centre, with its Victorian civic character around St George's Church and the Public Halls, and Manor Way, designated in 1987, a pocket of large and mainly detached Arts and Crafts houses.

Every project is different. These answers set expectations before the room and tiles are assessed.
Usually yes, but not directly onto the boards. A suspended timber floor of that age moves, and tiles fixed straight to it tend to crack along the grout lines. The floor is checked for deflection first and then overboarded or otherwise stabilised so the finished surface stays rigid. That preparation is part of the quote rather than an extra discovered later.
Often, because the rooms are bigger than the interwar norm and larger formats mean fewer grout lines across a wide floor. The limit is flatness rather than taste: a big tile shows up an uneven floor that a small one hides, so the substrate has to be brought properly flat first. Whether that is worth doing is decided once the floor has been looked at.
It is worth assessing before anything is decided. Mid-terrace Victorian housing in BR3 often has narrow hallways where original tiling survives under later flooring. Sometimes it can be cleaned, sealed and patched; sometimes too much is missing for a repair to look right. Photographs of what is there are the quickest way to get a useful answer.
