Tile Cleaning, Sealing and Restoration in Croydon
Tiles that are still structurally sound do not always need replacing. We clean, seal and restore tired floors and walls back to a finish that looks cared for, without pretending a clean can fix everything.

Not every tired-looking tiled floor or wall needs replacing. Where the tiles themselves are still sound, we can clean, seal and in some cases restore them back to a finish that looks cared for, without stripping the room back to the substrate.
This work is only worth doing honestly. Cleaning and sealing cannot undo structural damage, replace missing grout in a floor that is coming apart, or turn a badly cracked tile into a sound one. Where a floor has gone past what a clean can achieve, we say so plainly rather than promising a result the work will not deliver.
What cleaning and sealing actually achieve
A proper clean lifts ingrained dirt, grease and surface staining that everyday mopping leaves behind, and it noticeably improves grout lines that have darkened with wear. Sealing then protects a porous surface by slowing how much moisture, oil and staining soaks into the tile or the grout before the next clean.
What it will not do is repair damage. Cracked tiles, chips, hollow-sounding tiles, tiles that have come loose, or grout that has crumbled away in sections do not improve because you clean them harder. Those need a repair or a replacement, and we would rather tell you that before we start than clean around a problem that is still there when we leave.
Which materials need sealing, and how often
Sealing matters most on porous materials: natural stone such as limestone, travertine and some slate, along with unglazed or terracotta-style tiles and most grout. Those absorb moisture and staining if nothing protects them, and resealing at sensible intervals keeps that protection working instead of letting it wear away unnoticed.
Fully vitrified porcelain and glazed ceramic are far less porous, so the face of the tile usually needs little or no sealing. The grout around them still benefits, because grout is porous whatever sits either side of it. How often any surface needs doing again depends on the product used, the foot traffic and how you clean it day to day, so we confirm it for your floor rather than quoting a fixed schedule at you.
When restoration is worth doing, and when it is not
Restoration sits between a clean and a full retile. It can mean a deeper clean than routine maintenance, regrouting the sections that have failed, and resealing the whole area so it wears evenly again. That is worth doing where the tiles are structurally sound and the problem is really about appearance and protection.
It stops being worth doing when the damage runs deeper than the surface: widespread cracking, tiles that sound hollow across large sections, grout that has failed throughout rather than in patches, or a substrate that is visibly moving. At that point a clean and seal tidies the surface temporarily at best, and our honest advice is to look at repair or replacement instead.
A clear route from enquiry to finish
- 01
Assess
We look at the tiles, the grout and the substrate together, in person or from clear photos, and tell you what a clean can realistically achieve.
- 02
Trial
We clean a small test area first, so you can see the likely result before committing the whole space.
- 03
Clean
We deep clean the tiles and the grout with a product suited to that specific material.
- 04
Seal
We apply a sealer where the material calls for one, and explain the realistic maintenance and resealing interval.

Questions people ask before booking
Every project is different. These answers set expectations before the room and tiles are assessed.
Will cleaning and sealing fix cracked or hollow tiles?
No. Cleaning and sealing only ever work on the surface. Where tiles are cracked, sound hollow when tapped, or the grout has failed across a wide area, no amount of cleaning saves the floor, and we would tell you that repair or replacement is the honest next step.
How often does natural stone need resealing?
It depends on the stone, the sealer, the foot traffic and how you clean it. Rather than work to a fixed interval, check the surface now and then: water that no longer beads on the tile usually means it is due.
Can grout be revived without a full regrout?
Sometimes. Where the grout is discoloured but intact, we can usually clean and reseal it. Where it is cracked, crumbling or missing in sections, it needs proper regrouting instead, which we cover separately.
Is restoration a cheaper alternative to a new floor?
It can be, though that depends entirely on what we find on site. Restoration only makes sense where the tiles are structurally sound. Where the damage runs deeper, quoting you for restoration and then discovering it will not hold is worse for you than us saying upfront that replacement is the better route.
